Water heater inspection checklist: hot water safety
A water heater inspection checklist for a plant or building checks the hot water equipment and the scald protection around it. This short monthly check has 6 questions: the temperature is within its set range, the relief valve is free and not leaking, mixing valves work, there are no leaks or corrosion, and the readings and sign-off are recorded.
It suits maintenance or facilities, one record per heater location, and fits on the same round as other utility checks. The two risks pull in opposite directions: water stored too cool can let bacteria grow, and water delivered too hot at a hand wash station can scald. The mixing valve question is where those two meet. On the floor, a failure is a relief valve dripping into a bucket that someone empties every shift, a valve that has never been tested and may be seized, or rust weeping from the base of a tank in a plant room nobody visits.
What it is for, as built: Check of hot water equipment and scald protection.

The 6 questions in the inspection
Every question is answered Yes, No or N/A. Each No is flagged and asks for a photo and a comment, so the finding arrives with its evidence.
Check
- 1Temperature is within the set range
- 2Relief valve is free and not leaking
- 3Mixing valves work
- 4No leaks or corrosion
Records
- 5Readings are recorded
- 6Check signed
Worked example, illustrative
A filled-in example
One section as it might be filled in on the floor, with every other section of the inspection answered Yes. The place and finding are made up to show how the inspection reads and scores.
Result: fail, 83.3% against a pass mark of 90
- 6 questions, all of them count.
- 1 answered No, so 5 of 6 are Yes: 5 ÷ 6 = 83.3%.
- 83.3% is under 90, so the inspection fails.
What happened next: Heater isolated by maintenance that morning. New relief valve fitted and tested within two days.
Scored here as one point per question with N/A left out. In the app each answer carries the points set on the template, so change them after you clone it if your plant weighs some checks more.
Water Heater and Hot Water Safety Check
Inspection, monthly
- Location
- Plant room B, washroom heater
Check
- Temperature is within the set rangeYes
- Relief valve is free and not leakingNo
Comment: Relief valve dripping into a bucket on the floor, about half full. Valve lever stiff, did not want to force it. Temperature reading within the marked range.
Photo attached to the No
- Mixing valves workYes
- No leaks or corrosionYes
When to use it
- Once a month.
- The person responsible for the area or equipment answers each question on the spot.
- Each record starts with: Location.
How it is scored
The template is built with points per answer and a pass mark of 90. In this library every audit is set to pass at 80 and every inspection at 90. Each submitted inspection shows its score and pass or fail, and every No is flagged with its photo and comment.

FAQ
Water heater inspection checklist: hot water safety: common questions
Monthly for each heater location, on the same round as the other utility checks. Add a check after any work on the heater or its pipework, after a relief valve has lifted, when someone reports water too hot or too cold at a tap, after a long shutdown when water sat in the tank, and when a new mixing valve is fitted.
Maintenance or facilities does it, usually the person who already walks the plant rooms. They need to know the set temperature range for that heater, where the mixing valves are and how to test the relief valve without flooding the room. A No goes to the maintenance lead, who decides whether the heater is isolated or runs until the repair.
A fail here can scald someone or let bacteria grow: a tank running cool, a mixing valve delivering too hot at a hand wash, a relief valve dripping or seized, or rust weeping from the base. Isolate a heater with a seized relief valve or a leak, sign the affected taps and raise a work order. In this template every No is flagged and asks for a photo and a comment, and an inspection that scores under its pass mark of 90 is a fail.
Keep the location, date, the temperature readings, the relief valve test result and a photo of any leak or corrosion. Keep the repair that closed each No. A run of monthly readings shows a thermostat drifting or a valve starting to leak long before anyone is scalded or a tank fails in a plant room nobody visits. In LeanSuite each submitted inspection is stored with its score, its pass or fail, and the photo and comment on every No.
6 questions in 2 sections: check and records. Every question is answered Yes, No or N/A.
