Boiler inspection checklist: daily boiler room round

A boiler inspection checklist for the daily round covers the gauges, safety devices and housekeeping in the boiler room. This one has 11 questions per boiler ID: pressure and temperature normal and recorded, a clear gauge glass at the right water level, a normal flame with no alarms, feedwater and condensate pumps running, safety valves not leaking with clear discharge pipes, the low-water cutoff test done on schedule, the emergency shut-off reachable, ventilation openings clear, no leaks, and a clean room with the logbook signed.

The boiler operator or a maintenance technician walks it once a day, often at the start of the shift. It sits alongside the periodic inspection by your insurer or your jurisdiction's boiler inspector. What a failure looks like: a gauge glass so stained the level cannot be read, a low-water cutoff test missing from the log for weeks, boxes of spares stacked against the burner, or a ventilation louver closed in winter to keep the room warm, which starves the burner of combustion air.

What it is for, as built: Daily round of boiler room gauges, safety devices and housekeeping.

The 11 questions in the inspection

Every question is answered Yes, No or N/A. Each No is flagged and asks for a photo and a comment, so the finding arrives with its evidence.

Operation

  1. 1Pressure and temperature readings are normal and recorded
  2. 2Water level gauge glass is clear and level is correct
  3. 3Burner flame looks normal and there are no alarms
  4. 4Feedwater and condensate pumps run normally

Safety

  1. 5Safety valves are free of leaks and discharge piping is clear
  2. 6Low-water cut-off test was done as scheduled
  3. 7Emergency shut-off is accessible and unobstructed
  4. 8Room ventilation openings are clear
  5. 9No fuel, steam or water leaks

Housekeeping

  1. 10Room is clean and free of stored materials
  2. 11Logbook is up to date and signed

Worked example, illustrative

A filled-in example

One section as it might be filled in on the floor, with every other section of the inspection answered Yes. The place and finding are made up to show how the inspection reads and scores.

Result: pass, 90.9% against a pass mark of 90

  • 11 questions, all of them count.
  • 1 answered No, so 10 of 11 are Yes: 10 ÷ 11 = 90.9%.
  • 90.9% is at or above 90, so the inspection passes. The No still needs its fix.

What happened next: Boiler operator reopened the louver on the spot. Maintenance lead fitted a stop so it cannot close fully, by end of week.

Scored here as one point per question with N/A left out. In the app each answer carries the points set on the template, so change them after you clone it if your plant weighs some checks more.

When to use it

  • Every day, before first use or at the start of the shift.
  • The person responsible for the area or equipment answers each question on the spot.
  • Each record starts with: Boiler ID.

How it is scored

The template is built with points per answer and a pass mark of 90. In this library every audit is set to pass at 80 and every inspection at 90. Each submitted inspection shows its score and pass or fail, and every No is flagged with its photo and comment.

FAQ

Boiler inspection checklist: daily boiler room round: common questions

  1. Once a day per boiler, usually at the start of the shift, is the built frequency. Add a round after a burner service, a fuel changeover, a trip or alarm, a return from summer layup, and on any day the plant runs an unusual load. Many sites also take gauge readings every shift when the boiler runs round the clock.

  2. The licensed or trained boiler operator, or a maintenance technician who knows this boiler's normal pressure, water level and flame pattern, walks it. They need to know how to do the low-water cutoff test and where the emergency shut-off is. A No on safety goes to the maintenance lead or chief engineer the same shift, who decides whether the boiler keeps firing.

  3. A fail means the boiler is running with a safety device, reading or air supply you cannot trust: an unreadable gauge glass, a leaking safety valve, a missed cutoff test, a blocked louver. Tell the person in charge of the plant at once. For a leak or a failed cutoff, shut the boiler down and lock it out until fixed. In this template every No is flagged and asks for a photo and a comment, and an inspection that scores under its pass mark of 90 is a fail.

  4. Log the boiler ID, date and time, pressure and temperature readings, water level, the low-water cutoff test result, who walked it, and each No with the action that closed it. The run of readings is what shows a slow drift, and your insurer or boiler inspector will ask to see these logs. In LeanSuite each submitted inspection is stored with its score, its pass or fail, and the photo and comment on every No.

  5. 11 questions in 3 sections: operation, safety and housekeeping. Every question is answered Yes, No or N/A.
