Best autonomous maintenance (TPM and CILR) software
Short answer: Autonomous maintenance software puts clean, inspect, lubricate and retighten (CILR) checks in operators' hands and gets what they find to maintenance. The first question is whether you want it inside a CMMS. If yes, MaintainX (published prices, free QR requests), Redzone (CIL checks triggered by shift and OEE events), L2L, Fabrico or Oxmaint run checks and work orders in one system. If you keep your CMMS, look at LeanSuite, Solvace or Augmentir. LeanSuite assigns CILR routines to the machine with photo or QR proof and certified operators, and routes abnormality tags to maintenance; Solvace adds defect tags, OPLs and centerlines that close when the SAP work order closes; Augmentir adds AI-guided routines. Mitti suits teams that want simple maintenance checks next to other inspections.

How we chose these tools
Autonomous maintenance is the TPM pillar where operators take on basic equipment care: cleaning, inspecting, lubricating and retightening (CILR or CIL), and spotting abnormalities early. Software for it schedules those checks, proves they were done and gets problems to maintenance. Each product on this list meets all of these:
Operator care is named
The vendor's own site names autonomous maintenance, CIL or CILR checks, or TPM operator checks as something the product does. Where that claim is only in an article on its site, the entry says so.
Checks reach maintenance
A problem found during a check becomes a request, tag or work order for the maintenance team.
Built for manufacturing
Manufacturers are a main market, named on the vendor's own pages.

Nine autonomous maintenance tools: LeanSuite first, then alphabetical
1. LeanSuite
Lean manufacturing software that runs the operator side of autonomous maintenance. Visual, photo-guided CILR routines are built in Lean Creator, or drafted by AI from a paper or Excel checklist, and scheduled through Daily Standard Work to a machine, a role or a person with a repeat rule, so whoever runs the machine that shift sees them. Photos can be required on chosen steps, a QR scan at the inspection point can prove the check was done there, the time each check takes is logged, missed items show in red, and a missed critical check sends an alert. An abnormality tagged during a check goes to maintenance through Daily Issue Management, and a breakdown that still happens is logged as an emergency work order with downtime and MTTR. The LMS certifies operators on tasks such as lubrication, and CILR tasks linked to the Skills Matrix stay with certified operators. Operators can comment on any step to improve the standard, and one library keeps every machine on the current version. LeanSuite works alongside your CMMS rather than replacing it. One flat price per facility with unlimited users; a 90-day pilot costs $3,000 per facility.
Best for: Plants that keep their CMMS and want operator CILR checks proven at the machine, done by certified operators and tied to issues, skills and kaizen.
2. Augmentir
An AI-first connected worker platform founded in 2018, with work instructions, skills and training, issue management, asset hierarchy, augmented reality and AI agents. Its autonomous maintenance page schedules and assigns operator rounds, CILs and centerlining procedures with scheduled work reporting, and lets operators raise safety, quality and maintenance notifications on a Kanban board and escalate them to a CMMS. Its TPM page adds maintenance work orders with closed-loop reporting, built-in OEE tracking, 5S audits and layered process audits. It runs on iOS and Android phones, tablets and smart glasses. A May 2026 post on its site says it is SOC 2 Type 2 compliant, audited annually; SSO is an add-on. Pricing is by request.
Best for: Large plants that want AI-guided operator routines and skills tracking on top of an existing CMMS.
3. Fabrico
MES and OEE software with a CMMS built in, from a company founded in 2018. Operators and technicians raise prioritized work requests from the mobile app or a QR code scan with photos and location, scanning an asset's QR code brings up its SOPs, checklists and parts, and work orders, preventive maintenance and an annual PM plan run in the same product. Autonomous maintenance and CIL checks with photo standards are described in articles on its site, such as a 2026 guide to digital CILs, rather than on its product pages. It has iOS and Android apps and AI add-ons, and its home page says the company holds ISO/IEC 27001, ISO/IEC 20000-1 and ISO 9001 certifications. It publishes pricing per user per plant: Light €15 a month and Full €39 a month, with Enterprise quoted.
Best for: Plants that want operator requests and checklists in the same system as machine-connected OEE and maintenance.
4. L2L
A connected workforce platform for manufacturers covering MES and OEE, a CMMS, Dispatch, workforce skills and training, and Execution AI. Its CMMS page offers Operator Care for basic autonomous maintenance tasks: operators follow step-by-step digital checklists on mobile devices, and an issue they can't fix during a check is sent to maintenance as a Dispatch. Preventive maintenance runs on time or cycles, QR codes open each machine's history, work orders sit in the same platform, and AI turns existing documents into visual checklists and guides. It says its compliance programs are based on SOC 2 Type 2 and NIST 800-171. Pricing is not published.
Best for: Plants that want operator care, dispatch and MES data on one shop-floor system.
5. MaintainX
A mobile-first CMMS and EAM, which agreed in May 2026 to be acquired by Autodesk. Its TPM page gives operators guided procedures with pictures, video and an AI assistant for routine cleaning, lubrication and visual inspections, lets them flag anomalies from their phones, and lets anyone scan a QR code and submit a request without a login, which becomes a prioritized, assigned work order. Inspections repeat on schedules with past-due alerts. It holds ISO 27001:2022 certification and says it is SOC 2 compliant, with SSO on Enterprise, and has an iOS app. It publishes pricing: a free Basic plan, Essential at $20 and Premium at $65 per user a month billed annually, and free requester accounts.
Best for: Teams that mainly want a CMMS, with simple operator checklists, free QR requests and published prices.
6. Mitti
A frontline operations platform for inspections, issues, assets and training, renamed from SafetyCulture in August 2026. Its manufacturing page lists TPM and daily preventive maintenance, pre-start checks and OEE among its uses, with QR codes placed on site and time- or usage-based maintenance programs, and pre-starts, work orders and maintenance sit in one platform. Its autonomous maintenance page is an explainer of the seven steps rather than a feature page. Operators report issues with AI issue capture and follow visual guides and checklists. It is ISO 27001:2022 certified with a SOC 2 Type II report, and runs on iOS and Android. It publishes pricing: free for up to 10 users, and Premium at $24 a seat a month billed annually, with SSO.
Best for: Teams that want simple maintenance checks and work orders on phones next to their other inspections, at a published price.
7. Oxmaint
A CMMS sold to many industries, with work orders, preventive maintenance by time or meter, digital inspections that create work orders automatically, maintenance requests from the web, mobile app or a QR code, a shift logbook, OEE analytics, AI predictive maintenance and AI agents on its top plan. Its product pages do not use the words autonomous maintenance; a May 2026 article on its site describes shift-specific AM checklists on mobile, defect tags routed to maintenance and AM step tracking. It has iOS and Android apps. It publishes no security certification. It publishes pricing: a free Lite plan, Pro at $19 per user a month and Agentic at $49, or $190 and $490 a year.
Best for: Small plants that want a low-cost CMMS with mobile checklists and a free tier.
8. Redzone
A connected workforce platform for manufacturers from Miami, part of QAD, launched with its first customers in 2013. Its Reliability module is a CMMS built on a TPM foundation: clean-inspect-lubricate (CIL) checks are triggered by shift change, asset uptime or a calendar interval, operators record inspections and basic care with guided checklists and step-by-step instructions at the machine, and operator-triggered maintenance requests carry photos, video and OEE data. Work orders, preventive maintenance by asset and production schedule, AM completion by shift and operator certification for AM tasks are in the same platform, connected to downtime and OEE. It is SOC 2 Type II certified with SAML SSO, and runs on the web, iOS and Android. Pricing is a custom quote per site.
Best for: Plants that want operator CIL routines tied to live OEE and shift events, with work orders in the same platform.
9. Solvace
An operational excellence platform built around eight pillars drawn from lean, TPM and world class manufacturing, with more than 30 apps. Its autonomous maintenance page covers defect tags for equipment abnormalities, one point lessons with before-and-after standards, CIL routines structured into sequenced operator activities, centerlines, 5S, breakdown analysis and operator checks. It is not a CMMS: a defect tag can trigger a maintenance notification in your CMMS, including SAP, and closes automatically when the work order is completed there. Solvace KAI adds AI agents. It is certified to ISO/IEC 27001:2022 with SSO. Pricing is not published.
Best for: TPM and WCM programs on SAP PM or another CMMS that want defect tags, OPLs, CIL and centerlines on top of it.
